UPDATE 7/9

Due to significant rot discovered at Building 10 and forecasted rain on Thursday and Friday, we have updated the schedule for deck removal, upper framing repairs, and header replacement as follows:

Building 10 (8408 Hemlock): Header removal and replacement will begin on Monday, July 14, 2025. All other header replacements in Building 10 will be completed today, Wednesday, July 9, 2025.

Building 13 (8400, 8402-8404 Jonquil): Work will begin on Monday, July 14, 2025, with completion expected by Wednesday, July 16, 2025.

Building 9: Deck removal and upper framing repairs are proceeding as planned tomorrow, Wednesday, July 9, 2025.

Buildings 14 and 15: Upper framing repairs and deck removals will resume after Building 13, with Building 15’s upper framing completion targeted post-Wednesday, July 16, 2025.

Please remind homeowners to remove all personal items from their decking systems prior to the start of work to avoid a content manipulation fee.

Decks will be waterproofed upon completion of repairs. The decking crew is scheduled to begin installing new decks on Saturday, July 12, 2025, weather permitting. On building 9

**Highgrove Project Update**

**Building 8:**

– **Objective:** Complete header repairs for units 8402, 8404, 8406, 8408, and 8410.

– **Next Steps:** Once headers are repaired, begin prepping the remaining decks for replacement.

– **Deck Replacement Process:** Remove current decking system, inspect for rotten wood, and repair any damaged areas.

**Building 9:**

– **Objective:** Repair header for unit 11825.

– **Next Steps:** After header repair, verify the integrity of the remaining framing and prep decks for replacement.

**Building 15:**

– **Objective:** Replace headers for units 11826, 11834, 11842, and 11850.

– **Next Steps:** Once headers are completed, prep the entire building for deck replacement.

**Note:** Deck replacement across all buildings involves removing existing decking, checking for and repairing any rotten wood, and ensuring structural integrity before installing new decking.

 We have updates regarding the ongoing construction at the Residence at Highgrove. 

Thank you for your continued patience and cooperation.

Garage Access for Completed Siding: If we have already removed the siding on the front of your garage, you are free to use your garage as normal until further notifications are issued.

Dumpster Use: The dumpster is for construction use only. Please refrain from disposing of any personal waste in it.

Weather Impact: Recent weather conditions have slowed our progress, but we are doing our best to stay on track and maintain the project schedule.

Header Inspections and Replacements: We are continuing to work counterclockwise on the north side of 84th to conduct initial inspections to determine which units require header replacements. We plan to begin header replacements on Building 8 starting Monday, June 16, 2025, and will continue counterclockwise, providing notifications as we progress. If a header replacement is required for your unit, please clear the first 10 feet of your garage of any personal items. If personal property needs to be moved by our crew, a small content manipulation fee will be applied.

Work Schedule: To keep the project moving efficiently, we plan to work on Saturdays throughout the summer during regular hours of 7:00 AM to 5:00 PM.

Siding Progress: Siding work continues on the previously started section. Our siding crew is maintaining a steady pace, with an additional crew ready to assist if needed to ensure timely completion. Our goal is to keep all crews active and advance the project as quickly as possible.

Deck Progress: The deck installations, including Duradek, are progressing well, and we remain ahead of schedule on this aspect of the project.

Pending Work: On the previously started portion, a few units require additional work, but we are awaiting engineer reports and permits to proceed.

Active Construction Site: This is an active construction site, and while we strive to clean up debris daily, please be mindful of any loose nails or materials we may have missed. Upon completion of each section, we will conduct a thorough cleanup to restore the area.

Parking: Please do not park in driveways during work hours (7:00 AM to 5:00 PM), as we need the space for equipment and materials.

Deck Preparation: Ensure all items are removed from decks. For large or bulky items you cannot move, leave them on the deck, and our team will handle them. If the deck is not free of personal items, a small fee will be added to the bill.

Garage Access (General): For units where siding removal is ongoing, please avoid coming and going during working hours, 7:00 AM to 5:00 PM, for safety, unless notified otherwise (see above).

– Demolition on North Side of 84th: Starting Friday, June 6, 2025, we will begin demolition on the north side of 84th, starting with buildings 8 and 9. Work will proceed counterclockwise around this portion of the development. You will also start to see material being dropped in the parking area.

– Work Schedule: To keep the project moving efficiently, we plan to work on Saturdays throughout the summer during regular hours of 7:00 AM to 5:00 PM.

– Siding Progress: Siding work continues to progress on the section we are currently working on. Our siding crew is maintaining a steady pace, but we have an additional crew ready to assist if needed to ensure timely completion. We are progressing to the next phase of construction at the Residence at Highgrove, beginning Monday, May 19, 2025. Thank you for your continued cooperation. 

Here’s what you need to know:

Decking and Siding: We will start installing decking and siding on Monday, May 19, 2025, continuing clockwise from 11809 on this side of the development.

Material Relocation: Construction materials previously stored near 11809 will be moved to the central parking area. We apologize for any inconvenience this may cause, but this will help reduce foot traffic through yards.

Parking: Please do not park in driveways during work hours (7:00 AM to 5:00 PM), as we need the space for equipment and materials. We also do this to prevent you from getting a nail in your tire. If you forget to pull your car out of the garage and you need to leave while we are working on your unit, please do not just drive out, please tell the crew you need to leave so we can check the ground for nails and move our equipment.

Deck Preparation: Ensure all items are removed from decks. For large or bulky items you cannot move, leave them on the deck, and our team will handle them.

Deck Preparation: All handrails will be removed. Please clear all items from your decks by the end of the weekend (Sunday, May 4, 2025). For large or bulky items you cannot remove, leave them on the deck, and our team will handle them.

Garage Access: You may still use your garage, but we request that you avoid coming and going during working hours, 7:00 AM to 5:00 PM.

Construction Schedule: Work will begin at 11809 and proceed clockwise around the neighborhood.

****UPDATE 4/15*****

We have gotten our next rounds of permits from the city approved. Our
progress is being communicated with Rowcal and each homeowner is being
notified of our potential installation date for headers. Please ensure
all cars are out of the garage and driveway. We are hoping this will
only take one day but it may go into the next day. If we cannot finish
this in one day, we will ensure the garage is closed off.

You may notice certain areas do not have insulation, drywall is not
put back up, wires are not back to their original position, etc. we
will be back to finish these items at a later time. Our main goal is
to get this header replaced so your garage will be back to
operational.

We will go through the side of the community we are currently doing
replacing just headers. Once weather stays more consistent we will
start to remove the old duradek systems and prepare for installation
of the new ones.

We will be on site tomorrow and commence tear off on the last building on that section of the development. All permits have been applied for with the city. We are currently waiting for that. The city will not allow us to move forward with any framing repairs until the permits have been approved. Tomorrow will be our last day on site until we get approval from the city to continue working.

****Update 4/3****

Dear Highgrove Residents,

A quick update with the ongoing project and next steps.

 Friday, April 4th we will begin with 8322-8346 Hemlock Ln N by removing siding on the front of the building and 8306-8348 Jonquil Ln N as well. 

The work will be similar to what was done this week at the neighboring buildings. You will be allowed to park in your garages and no deck work will begin at the moment. 

To clarify, we intend to leave the garage door bucks in place allowing the garage gaskets to remain intact to protect against weather conditions. 

Due to volatile April weather, siding removal and further inspection is the first step to get a clear path forward with permitting & engineering.  This should allow us to get the project going in a more timely manner.  We will begin deck work later in April or beginning of May (weather dependent).

Dear Highgrove Residents,

We are pleased to inform you that construction work will commence on Tuesday, April 1st. We will begin by removing the siding from the fronts of the units to assess which units require permits for header replacements.

Starting with 11809-11857 83rd Terrace N, later that week (Hopefully Thursday) we will start on 8352-8376 Hemlock Ln N. 

Please note the following details:

Parking: You may continue to park in your garage until further notice.

Patio Access: We will be blocking off the patio doors, as we may need to remove the handrails during this phase. If you have items on your patio that you’d like to remove, we recommend doing so now. For any items you cannot remove, please leave them in place; our team will take them down for you and store them in your garage during working hours (approximately 7:30 AM to 5:00 PM).

Work Schedule: Our team will be working diligently to minimize disruption, with typical hours from 7:30 AM to 5:00 PM.
