We have important updates regarding the ongoing construction at the Residence at Highgrove.    Thank you for your continued cooperation.   

Dumpster Use: The dumpster is for construction use only. We kindly ask all residents to refrain from disposing of any personal waste in it.   

Work Schedule: Our team will be working this Saturday, May 24, 2025, and Monday, May 26, 2025 (Memorial Day), during regular hours of 7:00 AM to 5:00 PM. 

 Duradek Installation: We have begun installing Duradek on the decks, continuing clockwise on this side of the development. 

 Siding Progress: Siding work has started on the first building. Siders will be on-site this Saturday and Monday to continue working around this side of the complex. 

 Active Construction Site: This is an active construction site, and while we strive to clean up debris at the end of each day, please be mindful of any loose nails or materials we may have missed. Upon completion of this side of the complex, we will conduct a thorough cleanup to restore the area to its original condition. 

 Parking: Please do not park in driveways during work hours (7:00 AM to 5:00 PM), as we need the space for equipment and materials.   

Deck Preparation: Ensure all items are removed from decks. For large or bulky items you cannot move, leave them on the deck, and our team will handle them. 

 Garage Access: You may use your garage but please avoid coming and going during working hours, 7:00 AM to 5:00 PM, for safety.

Dear Residents,

We are progressing to the next phase of construction at the Residence at Highgrove, beginning Monday, May 19, 2025. Thank you for your continued cooperation. 

Here’s what you need to know:

Decking and Siding: We will start installing decking and siding on Monday, May 19, 2025, continuing clockwise from 11809 on this side of the development.

Material Relocation: Construction materials previously stored near 11809 will be moved to the central parking area. We apologize for any inconvenience this may cause, but this will help reduce foot traffic through yards.

Parking: Please do not park in driveways during work hours (7:00 AM to 5:00 PM), as we need the space for equipment and materials. We also do this to prevent you from getting a nail in your tire. If you forget to pull your car out of the garage and you need to leave while we are working on your unit, please do not just drive out, please tell the crew you need to leave so we can check the ground for nails and move our equipment.

We are commencing construction on the decks starting Monday, May 5, 2025.

Deck Preparation: All handrails will be removed. Please clear all items from your decks by the end of the weekend (Sunday, May 4, 2025). For large or bulky items you cannot remove, leave them on the deck, and our team will handle them.

Garage Access: You may still use your garage, but we request that you avoid coming and going during working hours, 7:00 AM to 5:00 PM.

Construction Schedule: Work will begin at 11809 and proceed clockwise around the neighborhood.

****UPDATE 4/15*****

We have gotten our next rounds of permits from the city approved. Our
progress is being communicated with Rowcal and each homeowner is being
notified of our potential installation date for headers. Please ensure
all cars are out of the garage and driveway. We are hoping this will
only take one day but it may go into the next day. If we cannot finish
this in one day, we will ensure the garage is closed off.

You may notice certain areas do not have insulation, drywall is not
put back up, wires are not back to their original position, etc. we
will be back to finish these items at a later time. Our main goal is
to get this header replaced so your garage will be back to
operational.

We will go through the side of the community we are currently doing
replacing just headers. Once weather stays more consistent we will
start to remove the old duradek systems and prepare for installation
of the new ones.

****Update 4/7****

We will be on site tomorrow and commence tear off on the last building on that section of the development. All permits have been applied for with the city. We are currently waiting for that. The city will not allow us to move forward with any framing repairs until the permits have been approved. Tomorrow will be our last day on site until we get approval from the city to continue working.

****Update 4/3****

Dear Highgrove Residents,

A quick update with the ongoing project and next steps.

 Friday, April 4th we will begin with 8322-8346 Hemlock Ln N by removing siding on the front of the building and 8306-8348 Jonquil Ln N as well. 

The work will be similar to what was done this week at the neighboring buildings. You will be allowed to park in your garages and no deck work will begin at the moment. 

To clarify, we intend to leave the garage door bucks in place allowing the garage gaskets to remain intact to protect against weather conditions. 

Due to volatile April weather, siding removal and further inspection is the first step to get a clear path forward with permitting & engineering.  This should allow us to get the project going in a more timely manner.  We will begin deck work later in April or beginning of May (weather dependent).

Dear Highgrove Residents,

We are pleased to inform you that construction work will commence on Tuesday, April 1st. We will begin by removing the siding from the fronts of the units to assess which units require permits for header replacements.

Starting with 11809-11857 83rd Terrace N, later that week (Hopefully Thursday) we will start on 8352-8376 Hemlock Ln N. 

Please note the following details:

Parking: You may continue to park in your garage until further notice.

Patio Access: We will be blocking off the patio doors, as we may need to remove the handrails during this phase. If you have items on your patio that you’d like to remove, we recommend doing so now. For any items you cannot remove, please leave them in place; our team will take them down for you and store them in your garage during working hours (approximately 7:30 AM to 5:00 PM).

Work Schedule: Our team will be working diligently to minimize disruption, with typical hours from 7:30 AM to 5:00 PM.
