GABLE MANOR ROOF PROJECT

Gables Manor of Ramsey Roofing Update

10/29/2026

Please read the updated schedule and parking requirements below:

* FRIDAY, OCTOBER 30 (Tomorrow): We intend to finish Building 2. We will also do our final clean on buildings 1 and 2.

* BUILDING 3: With rain expected next week, the schedule is still uncertain. We are tentatively planning for Thursday, November 5, since that is the first day in the forecast that looks clear.

* ADVANCE NOTICE: I will be on site next week, before we start Building 3 to repost notices on the doors and let residents know when we plan to complete the building.

MANDATORY CAR REMOVAL: 7:00 AM DEADLINE

ALL VEHICLES MUST BE REMOVED FROM DRIVEWAYS BEFORE 7:00 AM ON THE DAY YOUR BUILDING IS SCHEDULED.

* Building 2 Residents: All cars out of driveways by 7:00 AM Friday, October 30.

* Building 3 Residents: Please plan to have all cars out of driveways by 7:00 AM on your confirmed construction day. We are tentatively planning for Thursday, November 5, and will confirm through the posted door notices.

We experienced multiple vehicles left in driveways, which causes significant delays and safety risks. Please ensure all vehicles are parked away from work areas prior to 7:00 AM.

Cleanup & Site Safety Notes

* Daily vs. Final Cleanup: The cleanup performed at the end of each day is a rough cleanup. A comprehensive final cleanup will be completed for the entire complex at the end of the project.

* Driveways vs. Lawns: Driveways and walkways will be cleared daily. However, stray debris may remain hidden in the grass during active production. Please exercise caution when walking in lawn areas.

 STANDARD PROJECT REMINDERS & POLICIES

For your safety and to help the crew work efficiently, please keep the following consistent guidelines in mind:

Satellite Dishes

* Any satellite dishes mounted to the roof surfaces being replaced will be removed during production.

* If you rely on satellite TV, please contact your service provider to schedule a re-alignment/re-installation after roofing work on your building is complete.

General Safety & Site Protocols

* Vibration Caution: Roofing work causes noticeable vibrations inside units. Please secure or remove delicate wall hangings, picture frames, or loose items on high shelves.

* Pets & Children: Keep pets indoors and ensure children stay well away from active construction zones, ladders, and material staging areas.

* Attic Access: Keep attic access hatches closed to prevent dust or minor insulation drift.

Due to today’s rain, our project schedule has been adjusted to stay on track. Please read the updated plan and parking requirements below:

 * THURSDAY (Tomorrow): We are moving on to Building 2.

 * FRIDAY: We will be working on Building 3.

 * NEXT WEEK: We will return to finish Building 1 once the weather clears, prior to the expected rain early next week. When we return to Building 1, work will be in smaller, specific sections of the roof, making noise and debris much more contained.

We look forward to working with the community and surrounding neighborhood. Our goal is to minimize the impact on your day and keep things running smoothly throughout the project.

Schedule & Phasing – WEATHER PERMITTING

  • Wednesday, October 28: Building 1 — northernmost building.
  • Thursday, October 29: Building 2 — middle building.
  • Friday, October 30: Building 3 — southernmost building.

We plan to complete one building each day, weather permitting. Any schedule changes will be posted on-site and on the project website.

Material Deliveries & Storage

On Monday, October 26, I will post and mark off a delivery area on the north side of the buildings.

Some materials and our lift will arrive Tuesday, October 27. Our extra supply of shingles will also be stored in this area. Please keep the marked area clear for deliveries, equipment, and material storage.

Important Parking & Access Information

  • Garages: Residents of the building under construction should plan for restricted garage access. We cannot guarantee that your garage will remain accessible throughout the work.
  • Driveways: Please do not park in your driveway on your building’s scheduled construction day.
  • Vehicles: If you need your car that day, we recommend parking on Olivine Street where permitted.
  • Home Access: Please limit entering and exiting your home while work is underway, as this will be an active construction zone.
  • Satellite Dishes: Satellite dishes will be removed unless you notify us that they are still in active use.

Safety Guidelines

  • Pets: Please keep animals leashed and accompanied whenever outside.
  • Roof Protection: Our goal is to complete each roof in one day. If additional time is needed, we will ensure the roofing surface is watertight before leaving the site.

Please send any questions or concerns to [email protected].

Thank you for your patience and cooperation!

Gable Manor of Ramsey Roofing Update

We look forward to working with the community and surrounding neighborhood. Our goal is to have as minimal impact on your day as possible, but because this is a large-scale project, we will do our absolute best to keep things running smoothly.

Schedule & Phasing

 * Target Start Date: The week of October 19th (exact date unconfirmed).

 * Building 1: We intend to start with Building 1, which is the farthest north.

 * Notifications: Once the exact start time is confirmed, another notification will be posted on-site and this blog will be updated.

Important Parking & Access Information

 * Garages: Residents of the building currently under construction will not have access to come and go from their garages. We cannot guarantee that your garage will not be blocked.

Please Do not park In your Driveway

 * Vehicle Recommendations: If you need your car on the day of construction, we suggest parking on the Olivine Street so you do not have to worry about access restrictions.

 * Home Access: Please refrain from entering and exiting your home unless necessary, as this will be an active construction zone.

* Satellite Dishes: Satellite dishes will be removed unless you notify us that they are still in active use.

Safety Guidelines

 * Pets: Please do not let any animals outside unless they are on a leash and accompanied by you. Our primary goal is a safe work environment for all workers and homeowners.

 * Completion Goal: Our target is to complete each roof in a single day. However, if that is not achieved, we will ensure the entire roofing surface is made watertight before leaving the site.
